King & MacGregor Environmental, Inc. (KME) was contacted by First Eagle Greer to provide environmental services for this condominium project in West Bloomfield Township, Oakland County, Michigan. The project involved one of the last remaining undeveloped parcels on Cass Lake. Approximately one-third of the site is located within Cass Lake’s 100-year floodplain. Wetlands and regulated woodlands were delineated along the western and eastern property lines.
The Champs-Elysees site plan included four lake lots, with a total lot count of fourteen. Numerous site plan layouts were considered through the permitting and site planning process to achieve a plan which minimized wetland, woodland and floodplain impacts. KME provided project coordination through West Bloomfield Township’s Wetland and Woodland permitting processes, wetland and upland restoration design, conceptual site plan design and assisted with West Bloomfield Township Board approvals and resolutions.
